Located in the heart of the city, this modern home welcomes you with sleek contemporary design, custom Russian Karta Mira walls crafted by the only Karta Mira contractors in Dallas, and thoughtfully curated details throughout. It is the only Dallas Maduro Collection™ as of today. In the main living room, relax in style while catching up on the news or watching the game on the 77” HDTV above the electric fireplace, all from the comfort of the large Italian leather sectional. The Art House features a fully stocked kitchen with everything an at-home chef could need to create memorable meals, along with a massive indoor dining table and a large outdoor table, perfect for feasts, celebrations, and group dinners. The kitchen is also equipped with a wide variety of cooking utensils, spices, unique stoneware, and stylish silverware to elevate your time together. The main room is lined with 12 large windows fitted with Bali blinds, creating the perfect atmosphere for both daytime gatherings and evening events. Upstairs, a second living room offers even more common space for your group, complete with an HDTV, a large leather sectional, and a beautiful custom accent wall. Every part of the home was designed with intention, including crisp white towels and sheets to give the space a clean, hotel-like feel. All bedrooms are located on the second floor and are designed to give you a restful, rejuvenating sleep, with new queen-size mattresses and blackout blinds throughout. The primary bedroom features a king-size memory foam bed, perfect for winding down after a night out in Dallas. Guests love the mattresses so much, they often ask what brand we use. In the morning, enjoy a cup of coffee from the private balcony off the primary bedroom, which offers a partial view of the Dallas skyline. The home includes three full bathrooms, and the tankless water heater provides continuous hot water to help accommodate large groups getting ready at the same time. One bathroom includes a shower-tub combination, another features a spacious walk-in shower, and the primary bathroom offers a walk-in shower plus a separate jetted bathtub. The primary bath also includes double vanities, creating a relaxing space to refresh and unwind at the beginning or end of your day. You’ll also be close to some of Dallas’s best dining and entertainment. We have a curated list of favorite local restaurants nearby, including spots in Trinity Groves, just minutes away, where you can enjoy popular Dallas food and drinks. Cross the bridge for easy access to downtown, the House of Blues, and the American Airlines Center for Mavericks or Stars games. You can also take a short drive, ride the bus, or even bike back, stopping along the Margaret Hunt Hill Bridge for incredible skyline views, sightseeing, and a chance to enjoy the energy of the city. During the day, you can fit in a workout at the Mattie Nash-Myrtle Davis Recreation Center for a small entry fee, or enjoy free access to outdoor tennis and basketball courts. Families can take the kids to the playground or splash park, then recharge afterward with brunch in the Design District. Dallas mainstays are extremely accessible, the house is very roomy, and because the house is brand new, your guests will feel extremely comfortable with the amenities provided. This neighborhood is located right next to Trinity Groves, a stylish restaurant district and staple of Dallas. Top this off with the perk of Downtown being immediately accessible with a quick ride to such landmarks as the AT&T Discovery District and Deep Ellum.

Accessibility and Availability
Neighborhood
The neighborhood is in a great location in regard to Downtown Dallas and other Dallas staples. Located in the up and coming Trinity Groves neighborhood, my house is in a very quickly developing area because of how close it is to downtown. There is a lot of urban development with many new houses being built nearby. The neighborhood is older, but I assure you it is safe. I have multiple outdoor cameras, motion sensor lights all around the house, and a security system that can be used by guests. Only a quick drive down to Singleton Blvd, check out one of my favorite spots called Beto & Son's for a local father/son Mexicans dine-in restaurant. Saint Rocco's New York Italian is right next door and great for dinner, their patio space faces Downtown and has an unobstructed view of the city that POPs at night!
Guest Access
The Art House has a one car garage and can accommodate up to three cars in the driveway and one on the curb. The neighborhood has plenty of parking as long as it is done in the driveway and appropriately on the street in front of the house, not blocking the driveway of other houses. All spaces within the home are accessible to the guests except rooms such as the supply closet, utility room and/or any attics/crawl spaces.
